Need some opinoins here
Im in a deer club in my state Delaware
I got in it luckily when i moved here in april and there is 6 of us this is a ag area and its all farm country
Its 2000k a year
You get about 100 acres a piece and no one allowed on that 100 acre piece but me its like blocks
Its around 600 acres all together
There are 6 pieces and we rotate every year
The owner is a huge qdma fan.which i am too And this is how we manage this farm.he is very passionate and a great guy There are alot of rules and cans and cants. Which i dont have a problem with Gotta shoot two does before shooting a buck stands have to be up before july 31st. No scouting til after turkey season
the owner really pushes the buck sizes and ages on the property which im sure it holds some decent mature animals its the owners property and its his choice and rights to make rules im not complaining about any rules he has
all ive seen this year was a 2-1/2 year old 8. And all scrub bucks throughout the rut consider i couldnt hunt mid November til first of dec cause my brother decided to take his own life. Which is a whole other story i may decide to post at later date im not doubting what is on the property but we had ehd bad this year
Well now the owner wants to put bait out and kill at least 45 does.they killed 40 last year there is hunters pounding it all around the whole property most of the season too
I think after suffering from ehd this is really excessive
Not only we have no data on our deer heard and have no inventory of any bucks. The only real buck i know of is a beautiful 10 point about 130-140 inch which are all night pics of my boardering neighbor got of him
We had trespassing problems on 2 pieces All the guys are great no egos no secrets no one uppers. We help each other. The owner is a great guy but acts like his farm is a 5k acre whitetail ranch in iowa. Its just doesnt work like that on small pieces
There is plenty of properties to hunt around and i dont mind hunting public especially next year going full beast mode. I bow hunt early September 1st is our opener and its quiet out there. Very few people i do gun hunt to but not as hard cause the whole disappointment of armies of Orange discourages me which i know shouldnt Its nice to have private property but im unsure if its worth 2 k a year. Especially if you might hunt there every 7-10 days. 2 k is alot of money too me if you hunt 1-2 a week the deer get pretty smart on whats going on just like everywhere else
I do like to move around and bounce from area to area
Ive just learned you have to be like that anyway
Rotation corn and beans every year is what they do
There are food plots all around which we have to stay 150 yards from because they are diversion plots to help stop the crop damage from deer
consider these areas Are subtracted from your 100 acres too
And there is one way in one way out no motorized vehicles allowed. Golf carts and deer drags
Which im not buying a 4000$ golf cart and hauling it around in the back of my truck for one place i hunt
Im just stuck im starting to lean torwards its not worth it and im up in the air about it. Any property you can hunt is great and losing one takes alot from ya
Any opinions would be great. I hate to lose a great private piece but leaning torwards it might not be worth it. Thnks guys for any advice

Has to be for whole farm. 2k for 100 acres would be insane. Robert - first off my condolences on your brother. That is terrible. Assuming it’s 2k for all 600 that price isn’t bad and I’d make it work if you think it has potential- but I’d not be having that as my only place to hunt given the challenges. For perspective I had a lease in NC that was set up similar- each guy had own track of 50 acres but I was paying 750. I have a new lease in southern VA and it’s about $10 an acre 3k for 285 acres. Actually looking for another guy.

2k seems excessive for that amount of ground. But I suppose that's not really the point of your question.

Here's my opinion. You could take the same 2k for your lease and save 1k for a down payment on your own 100 acres, and spend the other 1k on a DIY out of state hunt somewhere in the midwest. I've done a lot of these hunts and they are the highlight of my year.

I've hunted public ground all over the country (military) from FL, to upstate NY, to the Rocky Mountains in CO. I've found public land is often just as good private if you have the time and energy to get away from the crowds.

Here's my one caveat...kids.

I find it much more difficult to take my kids hunting on public ground when I'm working so hard to get far away from roads and people. I've already decided that my next Army move (2019) I'm going to get into a small lease just so it's easier to take my kids.

huge factor for me too probably half my season is with them vs just me - nothing beats seeing them have success and learning
 
First of all my condolences, that is just terrible for your family.

Like others have said, $12k for the lease is really high, especially with all the rules. If I am paying $2k I am gonna have a hard time following such strict rules. I completely understand the rational behind the rules, I just would not be OK with spending $2k for 100 acres of strict rules.

So I would let that go, and focus on the public land, while looking for another option for a lease. Or save that money for a down payment on some land. I like what G2 said, save for a down payment and take a out of state trip with a a buddy. Good luck and again so sorry to hear of your brother's passing.
 
That just doesn't sound worth it to me. Maybe if it was full access but not for just 100 acres with all the rules. Sounds to me like your frustrated with it and I can see why. I'd just drop it and spend the funds elsewhere. Knock on some doors and scout the public and I'm sure you'll have good spots to hunt without all the money and headaches.

There's no way I would pay that much. My secret for hunting free on private ground is being the police man for it. I put up posted signs and patrol it. I started doing it ten years ago and through the rumor mill I've actually been called by owners to come help them. I now have access to over 800 acres. Dealing with trespassers gets very old but usually it only takes once to set them straight. I own ten cheap trail cameras and they all get set up to catch trespassers. Like it said it does get old.

I'd start by listening around for people complaining then offering your service to straighten it out. It doesn't work often, but once you get in and fix the problem you usually retain it. The only ones I've lost were do to selling properties or them going to leases.
 
i just checked base camp for mn. wow they want $2k for 40 acres in the counties around me. i would never pay that
 
All depends on your 100 acres. If you have a major flow area that’s all you need. Just sit in a couple hot spots and don’t walk around. In and out undetected best you can. If you gonna be moving around a lot on it because there is a good trail here and a good one there and a feed tree here, etc, you gonna burn it out fast. You can kill trophies every year in the RIGHT 10 acres if you hunt it right. All depends on the land, what it holds and what’s worth it to you. If you like scouting and hunting new spots, I don’t see it being worth it to you.

I don’t know what leases go for in your area but 20 dollars per acre isn’t too uncommon in my area for that cost but that is primo land. Most land here leases for 10-20 per acre. Some as little as 5 per acre.
I don’t agree with the doe harvest goal of 40+ or the tree stand must be hung by July rule. If I am hunting a buck and he moves a hundred yards I’m following him.
Qdma doesn’t equal war on does. I wouldn’t like the rotation of blocks either. Members should have the opportunity to move to one if it becomes available but why fertilize, lime, or spend a lot of money managing your hundred acre block that you wouldn’t get to hunt again for six years. Then you never really get very knowledgeable about the land. A lot changes in the six other years. So now you get a new block in January and have to know where you want all stands by July. Only you can decide if it’s worth it to you.
