Need help with a buck

Guys I have a stud of a buck still in his bachelor group that is being seen all around where I have permission to hunt. I have access to two parcels that are together about 50 acres but I can’t seem to pin point any of his activities. No trail cam stuff even at night. There’s a sanctuary area that is 22 acres next to the property bordered by a creek all the way around and then on the other side 50 acres of property that doesn’t get hunted but I can’t seem to find him anywhere on the property I hunt. Any advice? I’m in the North Georgia mountains. Baiting deer is legal this year but I’ve not been trying that since the summer to get an inventory of deer. Thanks!

If I were him I'd be living in the piece that can't be hunted. If I were you I'd be figuring out how to get permission to hunt it...
 
So I can hunt all around it and occasionally the property owner will let me hunt but that piece is mostly fields. Very very few trees but I do know that lots of deer bed in the tall grass there but no way to hunt but a blind and it’s so tall idk if I could see enough to get a shot from the ground

Don't disturb anything until Halloween. Then hunt the doe beds that are closest to that sanctuary.
Don't educate him to the fact he's being hunted. Pressuring mature bucks before the rut kicks in is risky. Yeah, if you can nail down a pattern, you can kill one early. But if you are blundering around, you'll do more harm than good. Wait until the rut when he gets more active during daylight. He will be looking for does so that's where you should be...in a nice, fresh stand that hasn't been over hunted.

That’s pretty much my game plan right now. I have put 0 hunting pressure on the property this season so I’ll definitely keep it fresh but my concern is maybe he’s not coming into the property at all? I can’t ever catch him on it but frequently catch him around it

Its pretty surprising how often a buck that lives/beds so close, never ventures in certain directions. For you, with limited permission, that buck may be very well "unkillable". I've watched that happen here for years...seems like an invisible line that some bucks rarely cross. Great cover, food, tons of does (and other bucks) but a given buck just seldom crosses the ridge or the road. Who know why??

I've watched that happen here for years...seems like an invisible line that some bucks rarely cross. Great cover, food, tons of does (and other bucks) but a given buck just seldom crosses the ridge or the road. Who know why??

I’m thinking that may be what’s going on here. A few years ago I got 2 pictures of a buck that very well could have been him but it was after the season in January.

I have had decoys work. Offer him a doe in the pre rut. And give him call. You never know unless you try

I agree with Allegheny Tom.

I would check topo maps and aerial maps and pin point possbile bedding locations in the whole area. From that I would pick the ones that topo and aerial match....and from that I would pick then ones that has less pressure. Locate the bed that has multiple wind advantages. Can you hunt those spots with great access? If yes, then hunt it. If not then wait until rut. Timing is everything. You have to have the perfect wind/thermals.

I would hunt observation one more stand and maybe hit a bedding location for a wind that the "prime bed" didn't cover, or just a wild card possible bedding spot. In and out access are key.
 
Ran into a guy at a festival this weekend little did I know he owns the property where the bucks home range is! And he gave me permission to hunt! Hopefully I can catch him sometime in the coming weeks!
