Southern states with latest rut activity and deer hunting season

So my wife and I had a discussion about retirement the other day and how she’d love to be able to head south in the winter... Full disclosure we are in our 30’s three kids and just bought our dream property/house... so retirement is a long way off.. however with that being said I brought up how it would be nice to find a cabin/cottage down south and have a place to go for vacation, hunt, hang out... our jobs offer a lot of time off work so it’s something that could be used for a long time... I could care less about heading south when it’s cold. Being from Ohio I’m pretty spoiled with deer hunting but it would be cool to be able to extend my season and have an investment for the family..

So what southern state on the east coast would have the latest and best deer hunting?

Most of alabama open until February 10th. Where i hunt (north west) our rut really doesn't kick in until the first or second week of January. Freedom hills wma is huge and there's lots of good deer killed every year. Not to far from the Tennessee River which would make for a great view from a cabin.
 
The far panhandle of FL has a late rut, similar to Alabama, out by Pensacola.

You’ll get into some bigger deer if you went with Bama, and probably cheaper to find a cabin there. But Florida offers some beach options obviously to utilize outside the hunting season

Georgia. Hunting season is typically middle of September through 2nd week in January. Rut is typically late November through mid December in some northern areas of the states and late October - middle November in the southern part of the state. Georgia has a wide variety of habitats from Florida to the mountains. It’s my home and I love it here
